Building Description
Terracap purchased the Roundhouse Centre in Windsor, Ontario in 2001 and invested in excess of $1.5M into new façade improvements. With Windsor’s history of economic stability, a low Canadian dollar, and the centre’s poor performance under Ivanhoe Cambridge, Terracap seized the opportunity to purchase the property, discontinuing weak leases, developing additional retail pads and remerchandising the centre.
Terracap modernised the centre with a re-façade program, dramatically improving the re-tenanting program and resulting in occupation of almost 100% of the in-line and office space. Key tenants include large retail chains such as Toys R Us, Lee Valley, Meridian Credit Union, McDonalds, LCBO, Pet Valu, Starbucks, Firehouse Subs and Mission Thrift Store.
The centre boasts a prime Windsor location, across from the Devonshire Mall and next to the main east/west expressway. Currently at an 84% occupancy rate, Terracap is working to fill the centre to capacity.

Terracap is embarking on a program to ensure that all our properties implement initiatives that adhere to principles of environmental sustainability where practical and these initiatives are representative of ongoing efforts to implement a comprehensive program. The Roundhouse Centre comprising 218,821-square feet of retail and office plaza space has put in place an energy conservation program that includes LED upgrades for all parking lot areas, and wall packs and signage on the mail building along with both pylons. Additional savings have been achieved via timer to control 2nd floor lighting, dusk to dawn lightning control for CAM lightning, and HVAC controllers and setbacks on 2nd floor HVAC silent hours. Tenants are encouraged to recycle cardboard, paper, cans, bottles. Further water conservation is achieved through drought resistant plant installation.
